1. What is the process?

a) STEP ONE: Review Hold Harmless agreement, review checklist of required documents for site plan review and estimated costs. If you choose to utilize one of the available free plans, download the applications and Hold Harmless User Agreement.

b) STEP TWO: Select a plan with all associated construction plans.

c) STEP THREE: Pay site plan review fees, sign and submit the Hold Harmless User Agreement, applications and additional required documents for City review. See checklist for details.

d) STEP FOUR: Pay permit and impact fees and receive approved plans for construction. Schedule inspections during construction and to receive Certificate of Occupancy at completion.

2. Who can participate?

The program is available to all city of Glendale residents and property owners.

3. What size plans are available?

Currently two floorplans are being offered to download free of charge that are fully designed, each with a complete set of construction documents. Additional floorplans are coming soon.

The available plans sizes are:

1,792 sq ft for Single Family Residence (SFR)

512 sq. ft for Accessory Dwelling Unit (ADU)

4. What is the cost of the Site Plan Review application?

The Site Plan Review Submittal Fee: $122.88 (Planning fees) + $35.89/page (Engineering Fees). Once the site plan review is approved, a permit application can be submitted.

5. Cost of savings of using the pre-approved free plans?

The Glendale Permit-Ready Plans Program offers Glendale residents fully designed plans with a complete set of construction documents for free. This program saves a customer from hiring an architect to design a plan and saves money and time for building plan check review. However, the homeowner is responsible for all permit and impact fees.

6. What is the financial cost to the Property Owner?

Site Plan review fees and Permit and Impact fees are required. Please reference the Rough Fee Estimates handout for estimated total fees for Single Family Residence (SFR) and Accessory Dwelling Unit (ADU).(Link will be provided)

8. Why do plans still need to be checked if they are pre-approved?

While the plans have been pre-approved, there are site-specific development standards that need to be reviewed to ensure that the property is suitable for the selected plans and meets the Unified Development Code development standards.

8. What does a typical review involve?

Once the application is deemed complete, it will be distributed to applicable disciplines (such as Planning, Building Safety, Engineering, Traffic, Fire etc.) for review.

9. How long does the approval process take?

Turnaround time for site plan review is 10 business days once an application is deemed complete. If corrections are needed, a resubmittal with the corrections is required.

10. Are there any restrictions?

i. Owners of ADUs are required to follow the regulations per Unified Development Code Section 35.3.204. A – Accessory Dwelling Unit Section 35.3.204. A - Accessory Dwelling Unit

ii. IMPORTANT: NO modifications to preapproved standard plans are permitted.

iii. It is the responsibility of the applicant and/or property owner to receive any approval from Homeowners’ Association (HOA), as applicable.
