a) STEP ONE: Review Hold Harmless agreement, review checklist of required documents for site plan review and estimated costs. If you choose to utilize one of the available free plans, download the applications and Hold Harmless User Agreement.

b) STEP TWO: Select a plan and elevation.

c) STEP THREE: Pay site plan review fees, sign and submit the Hold Harmless User Agreement, applications and additional required documents for City review. See checklist for details.

d) STEP FOUR: Pay permit and impact fees and receive approved plans for construction. Schedule inspections during construction and to receive Certificate of Occupancy at completion.

The program is available to all city of Glendale residents and property owners.

Currently two floorplans are being offered to download free of charge that are fully designed, each with a complete set of construction documents.

The available plans sizes are:

Accessory Dwelling Unit (ADU):

Site Plan Review Submittal Fee: $61.44 (Planning fees) + $122.88 (Building Review Fee) + $35.89 (Engineering Fee). Once the site plan review is approved, a permit application can be submitted.

The Glendale Permit-Ready Plans Program offers Glendale residents fully designed plans with a complete set of construction documents for free. This program saves a customer from hiring an architect to design a plan and saves money and time for building plan check review. However, the homeowner is responsible for all permit and impact fees.

While the plans have been pre-approved, there are site-specific development standards that need to be reviewed to ensure that the property is suitable for the selected plans and meets the Unified Development Code development standards.

Once the application is deemed complete, it will be distributed to applicable disciplines (such as Planning, Building Safety, Engineering, Traffic, Fire etc.) for review.

Turnaround time for site plan review is 10 business days once an application is deemed complete. If corrections are needed, a resubmittal with the corrections is required.

ii. IMPORTANT: NO modifications to preapproved standard plans are permitted.

iii. It is the responsibility of the applicant and/or property owner to receive any approval from Homeowners’ Association (HOA), as applicable.
